Shortlist
We read the developer's delivery record, the location and the payment plan before a project reaches you. Most do not make the list.

Reserve
A booking holds your unit while the paperwork is prepared. We confirm the exact unit, view and specification in writing.

Sign and register
You sign the sale and purchase agreement, and the unit is registered in your name with the Dubai Land Department under Oqood.

Construction
Your payments go into the project's regulated escrow account, released to the developer as the building rises. We send you site updates as it does.

Handover
We walk the finished home with you, check it for snags and stay on afterwards, whether you move in, let it out or sell.

We judge the developer before the brochure: what they have delivered, how late, and how they treated buyers when it went wrong.
Contract in plain words
Before you sign, we take you through the agreement line by line: handover terms, what happens on delay, and when you can resell.
With you to handover
Site updates during construction, a snagging walk at completion, and help letting or selling afterwards. We do not disappear after the booking.

Off-plan, answered plainly.
Where does my money go while the building is going up?
Into the project's escrow account, which is regulated by RERA. The developer can only draw from it as construction reaches agreed stages, so your payments follow real progress.
What happens if the project is delayed?
Your sale and purchase agreement sets out the handover date and what happens if it moves. We explain that clause before you sign, and we chase the developer for you if dates slip.
Can I sell before handover?
Often, yes. Many developers allow a resale once part of the price has been paid, but the terms differ by project. We check them before you commit, not after.
Can I buy from outside the UAE?
Yes. Most of the process can be completed remotely, with documents signed digitally or through a power of attorney. We handle the steps that need someone in Dubai.
Do I need a mortgage?
Usually not during construction: off-plan is normally paid to the developer in instalments. Some buyers finance the final part at handover, and we can introduce you to banks that do.
